Property Management Services

The Home Guardian works with you by completing an initial home assessment to gain an understanding of your specific needs. Based upon those needs, we create a comprehensive checklist used to notify you of our findings after each visit to your home.

Annual Maintenance

With your home, we want to make sure it's in pristine condition whenever you're visiting or renting it out to guests. Our Annual Maintenance service keeps everything running and looking its best.

Bi-Weekly Inspections

We check in every two weeks to make sure your home is protected and everything is working the way it should. Our inspection covers security, systems, and the small things that add up fast when no one's watching.

  • Security system, fire alarm, and phone line check

  • Electrical panel check for tripped breakers

  • Window and door inspections

  • Interior and exterior inspection

  • Gutter maintenance and cleaning setup

  • Water source inspections — leaks, faucets, commodes

  • Appliance operation check

  • HVAC operation and monthly filter checks

  • Home maintenance scheduling as needed

  • Replace light bulbs as needed

  • Housekeeping, landscaping, and pool inspections

Arrival Package

We cover every necessity your rentals and invited guests might need from the moment they arrive to the moment they depart.

  • Stocked refrigerator upon arrival

  • Necessary house cleaning materials for small messes

  • Prep and fuel automobiles and water crafts (if available)

  • Full house cleaning before arrival

  • Patio areas, furniture, and pool prepped (if available)

Departure Package

When your guests check out, we come in and reset everything so the home is ready for whoever's next.

  • Complete house cleaning

  • Wash all linens

  • Store and cover all water crafts

  • Thorough pool inspection and cleaning (if needed)

Severe Weather Visits

Sometimes you can't get to the lake during a storm. We'll check on your home and document anything that needs attention. We also work with local contractors from Georgia's Lake Country that we thoroughly trust to help facilitate repairs as needed.

  • Full interior and exterior inspection after severe weather

  • Documented property damage with photo or video

  • Winterization services during cold months

  • Coordination with trusted local contractors for repairs
